What to choose, Ladera Ranch or Talega? What is better?

Friday, March 30th, 2012 at 7:08am. 125 Views, 0 Comments.

If you are looking for a family friendly community in South Orange County, with top of the line amenities, Ladera Ranch and Talega have it. These two communities have a lot in common as far as activities, lots of kids, and even types of homes. We often get asked the same question: which one is better? Ladera Ranch or Talega?  Here's some highlights of the communities as far as:

MELLO ROOS: ok, so no one is a winner. Both communities have mello-roos and the amounts paid by the home owners differ even within the same communities (there's different factors involved). But let's just say they both have them, and both are high.

Amenities: Both Ladera Ranch and Talega have pools, neighborhood parks and community activities. Ladera Ranch does have more…

What and how much are the Mello Roos in Talega and Ladera Ranch?

Monday, March 12th, 2012 at 10:52am. 233 Views, 0 Comments.

Let start by explaining what Mello Roos is.

Mello Roos is a special 'bond' used to finance the cost of public improvements and infrastructure in a newer area, like roads, schools, parks, fire stations etc needed to support the new community. A Mello-Roos District is an area where this special property tax on real estate, in addition to the normal property tax, is imposed on those home owners. The tax paid is used to make the payments of principal and interest on the bonds. Talega and Ladera Ranch are very similar when it comes to the mello-roos. Just doing a drive around you'll notice the similarities:…

Sunday, February 26th, 2012 at 9:14pm. 238 Views, 0 Comments.

vista_hermosa_park_courtneys_sandcastle_playgroundAnd so it opened.  The almost $32 million new San Clemente Sports Park, the Vista Hermosa Sports Park is a dream come true. This shouldn't be called a park, as it is more than that. It's an amazing sports complex, with an incredible aquatics center, universal access playground, three baseball fields, two soccer fields, a football field and a multipurpose field within its 45 acres.

Everything has being finished with attention to details.  Hundreds of kids were delighted in the playground, the Courtney's SandCastle's sailing-ship structure, its castle structure or in the aquatic play structure in the fun pool, with water slides.

A couple of features of the park we were impressed by:

Courtney's Sandcastle's: is a very special playground: it…

The park includes three baseball fields, two soccer fields, a multipurpose field, a football field and an aquatics center with a 50-meter competition pool and a 25-meter recreational pool. All the facilities are lighted for evening use.

For our real estate matters, these are great…

san_clemente_vista_hermosa_sports_park_wave_poolThis is extremely cool as it would be the first one of its kind in the entire world, coming to our beautiful new San Clemente Vista Hermosa Park.

While San Clemente prepares to open the $33 million sports park ( which was set to open January 28th and now just got delayed, because the baseball field grass isn’t ready), there's just one more great feature that entrepreneurs are working on, and although the design is still not ready to be deployed, a  planned 75,000 gallon surfing wave pool unlike any other will come to the park, together with an 18-hole miniature golf course and a restaurant.

Surf N Turf San Clemente will be the name for this development, and the wave pool will feature sloping walls and sheets of gushing water that can be…
