The start of  a  new year is always a great time to do those resolutions, and this year 2014, the popular resolution to yourself might be to become a homeowner in our beautiful Orange County. Tired of renting or just looking for a tax break? Owning a home can be your answer.

With that in mind, here are some tips to get this goal going. While interest rates are rising, they are still at historic low levels and although home prices continue to rise, they are still far below the market value they hit just a few years ago. Owning your home can be and is many people's life goals or accomplishments, but to get started, there's some planning involved. Here's a little advice from our agents:

1.Get pre-approval: many times people think they can afford an 'x' value, but the best way to know that is to get pre-qualified, and realizing the potential costs of not just the mortgage but property taxes, HOA dues, closing costs, and potential repairs. We can refer you to great loan agents who have worked with our past clients over the years and that we can assure you, will get the job done.

2. Decide what, where, and when: What kind of home, in which area or neighborhood of what city, and when would you ideally like to move. Take into consideration that the right home might come and the 'not right' time, so consider those factors when making the decisions. 

3. Be prepared for bumps along the road: we are still experiencing multiple offers ( even on the winter months) on the right priced, or popular homes. So be prepared to try with your best foot forward, knowing that there's always a chance you might not get the home. Our agents will advise and help you write the cleanest offer you can do, but keep in mind, the competition is still out there.

4. Be ready to act! When the right home comes in your mailbox, our agents are going to be ready to show you the home asap. We need you to be ready to write an offer almost inmediately if this is the home that you want, so you increase your chances of getting it.
