The Holidays are a time of family, love, and fun — busy times. With the many events that come up with them, we also say a common pattern in the Orange County Real Estate market: less homes for sale, or homes put on hold for the holiday season. We always guess that home sellers don't like the hustle and bustle of keeping the house ready for showings, or just want to close the year in the place they currently call home, are rather wait until January to move.
Now... if you are a home seller, and don't mind the showings during the Holiday season, this might just be your perfect opportunity to get your home sold quickly and at top price as there is less competition. Your home might be the right now for someone who has been looking this past year and having to battle with all those other home buyers out there and the scarce inventory. And that doesn't mean you have to move right away: many home buyers are willing to accommodate the home sellers if they can just get 'that one house'.
If you are a home buyer, our advice is to always stay looking! This year has been a positive one for those who own their homes: while apartment rents and housing prices are on the rise, inventory and foreclosure notices have dropped significantly, demonstrating further that the year of  2012 was and continues to be a 'comeback'  for our Orange County Real Estate market. While this is great news for those wanting or needing to sell their homes, and great news too for when you become a home owner in Orange County, might be a little harder than usual to buy a home. Don't get discouraged by the competition, specially during this holiday season! Although there's less home sellers out there, there's also less home buyers that like to 'take a break from looking' during the holidays so this might be your chance to score a home with less competition. If you want to take a break too, don't worry  Many real estate agents in Orange County believe and have the market trends to stick to, that a number of homes will be listed for sale after the New Year. Do your homework and let your real estate agent help you: decide on what area, style of home, price and even neighborhood you would like to buy in, and get the data on previous sales for the year on those specific homes. You need to be informed on not only how much those homes currently sell for, but also how quickly they went into escrow ( to check out how your competition is like), the price differences between homes that are sold as short sales, REO's or standard sales and what the current market trend is like, so you are ready to act when a home that meets your needs becomes available.
