Today is the first day of Spring and although this has been a really almost non-existent winter for us here in Orange County, what Spring surely brings to our area is buyers and home owners ready to put their houses for sale on the market.
If you're thinking this spring is a good time to starting looking for a house, you are not alone. For many reasons (more inventory, kids in school, wanting to be in the new house for the Summer), many choose to start their house hunt in the Spring. Of course that's great for sellers wanting to get top dollar for their homes, but as a buyer, that might be a problem, as your 'OC Dream Home' Â is also being spotted by other buyers.
So what can you do to gain an edge as a potential buyer this 2014?
1. Know your market.Â
Talk to one of our agents asap, to get comparable homes that have sold in your specific desired area, so you know what to expect not only from the price perspective, but the homes, the tracts, the lot sizes. When it's time to act, you don't want to miss out because you thought something better could come later.
2. Get your finances in order, and get pre-approved

3. Be ready to put your 'Best Foot Forward'.
Or in this case, your Best Offer Forward. If the house of your dreams comes up for sale, be ready to act. Don't wait for the 'Open House' Day. Have one of our agents show you the home right away. Pre-approval in hand, now is the time to write that offer and make it as bold (don't lowball),  'clean' as possible, and as 'sweet and easy' as possible for the seller, so you do get an advantage over other offers that might be coming their way. Examples of no-no's: putting in a clause that you have to sell your house first,  or extending contingency periods. Be ready to close fast or accomodate the seller with a rent-back should they need it.
4. Be easy to work with!
This is specially important now a days. This is still a seller's market. You don't want to take any chances having the seller think you are hard to work with. Make things easy on them. In the end, you want the house, right?
